SERVICES|PREDICTIVE MAINTENANCE
Predictive maintenance

AKTOR FM has organized a special team of technicians for infrared control. Electrical outages and mechanical failures may become a real and serious problem for every company and that is why predictive maintenance is a crucial issue.

With the use of infrared thermographic testing we are able to locate the causes of these breakdowns in their early stages and we can usually isolate a problem to a specific part.

In AKTOR Facility Management, we strongly believe that by monitoring equipment performance and scheduling maintenance, facilities can reduce the likelihood of unplanned downtime due to equipment failure, spend less on “reactive” maintenance fees and equipment repair costs and extend the lifespan of machine assets.

Our extensive experience in such systems designates the infrared camera as the best practice in predictive maintenance. The first check is organized at the beginning of the contract in order to evaluate the condition of critical Electro-mechanical installations of the customer. Based on the results of this audit, we compose a detailed report, which includes all possible failures that may arise in the future and present it to the customer.

List of Building audits for predictive maintenance:

  • Building insulation

AKTOR FM conducts an insulation check as part of a whole-building energy audit, through its qualified technicians. While the majority of insulation in buildings aims for thermal purposes, the term also applies to other kinds of insulations, such as fire insulation or impact insulation for vibrations caused by industrial applications.

In that framework AKTOR FM can also provide additional monitoring and diagnostic techniques such as:

  • Visual and acoustic inspection
  • Temperature measuring
  • Vibration analysis
  • Oil analysis
  • Process parameters
  • Infrared scanning

  • Water leakages

We implement water leakage audit, in order to diagnose how water loss is caused and to further formulate and implement all actions required, as to reduce losses to an acceptable minimum.

  • Motors inspection

Bearing-related problems are among the most common causes of motor failures, that is why special attention to overheating because of faulty bearings is required.

  • Thermal load distribution between the racks of data centers.

Our experts can implement all necessary technical procedures, aiming at homogeneous extraction of thermal load and proper distribution of cooling loads.
